Carlton Sheets Review

I really can’t believe this man is still around peddling the same crap he was peddling over 10 years ago when I first looked into his system. I even invested hard earned money in Carlton Sheet’s No Down Payment System when I was living check to check (before I got my real estate license.) This shows you the power of a good infomercial.

So what’s my problem with this guy? He obviously hasn’t practiced what he’s been preaching the last decade. All of his stuff (even when I got it years ago) was outdated. I remember when I was reading his methods on taking up assumable loans when assumable loans a) where no longer being offered and hadn’t been in quite sometime or b) had run its course and transferred owners already, etc. Just one of the examples of feeling like I wasted my damn money.

He also has you driving through neighborhoods for hours and hours, trying to schmooze realtors and spending time & money on all these real estate magazines. Personally, I don’t know about you, but I don’t have that kind of time to waste.

When I read the reviews on the internet saying this guy is good, here’s what that tells me: His stuff will actually seem pretty good and even great if you don’t know a damn thing about Real Estate. Because you get such an abundance of information, you think he’s giving you the real estate world on a silver platter. I do not ever recommend anything that requires you to make cold calls. Carlton Sheets even has videos of himself making live cold calls.

Just the thought of cold calls send shivers down my spine. Why put yourself through that hell since there’s so much money to be made without the pure misery of having complete strangers rejecting you 10+ times a day.

I certainly do not recommend this. Not in its current state. If he were to ever bring his program up to speed with today’s true real estate world and market, I’ll give it another review. And yes, Carlton Sheets, that’s a direct challenge to get it in gear and produce better content for the innocent people looking to you for guidance to make money.

I don’t remember the exact year I bought the course, but it has the blue cover on the study book and CD’s. I truly believe this guy is a “straight arrow” guy. I haven’t found anyone yet who could disprove anything I studied in the course, and to me, it’s so much more than just a great, well-rounded, real estate investment course, it’s a guide in “successful principals” of life and business too. That doesn’t surprise me, because I believe anyone who is truly successful, has to have at least a certain amount of positive success principals, or they’re just a plane crook. In my opinion he “delivers the goods to us” on real estate investing. It’s up to us to really do the work and carry it out. It does take work and time, just like any other worthwhile endeavor, but it’s changed my life for the better just by the principals that he teaches. Sincerely, Marc Trainor

I spent 3k to attend one of the Real Profits seminars. The information was good but as has been mentioned previously they are constantly trying to upsell you. I have been able to acquire more specific information from inexpensive books and free ebooks and reports. Don’t waste your money on this weekend seminar.

I bought this course years ago 30 day money back free no exceptions…….However after 30 days my money was not refunded and when I called to inquire why it had not I was told the never received the return….I had called and gotten the return number and everything but I did not require someone to sign when returned and that gave the Carlton Cheats Company an out….OK so you got to cheat me out of $300.00 I did learn something from this Carlton Cheats anyone he can that is how he makes his money!

I spent three thousand dollars on his course four years ago. It took about four days to realize that the course was anything but No Money Down. The staff for Carlton began asking me about credit cards, savings, lines of credit and even if there are relatives or friends you can borrow money from to float a “No Money Down” buy. Along with the materials and the phone interviews, it gelled that there is no “No Money Down” strategy, it just appears that way. I purchased this course when I lived in Florida well before the market fell. When you factor servicing the debt, monthly insurance (before the insurance companies saw their oportunity to screw the hell out of the home owners after Katrina), property taxes and maintenance cost, there is no way to buy a positive cash flow house. Real estate had gone through the roof, but Carlton glosses over that and says that if you’re not making a profit from the start, you don’t know what you are doing. I grew up in Florida and remember the cost of real estate in the Seventies, when Carlton began his real estate investing. You could make positive cash flow from properties then, but in 2004, now way. Real estate increased in  value from the Seventies ten fold; incomes increased five fold. Florida is the land of low paying jobs; always has been and always will be I suppose. In short- do not throw your money away and if you must, send it to me.
